I bought a home in Milton. Here’s why:

Miranda is a first time home buyer who just bought an off the plan apartment in Milton

Last year, I decided to buy a home for the very first time. At the time, I was renting at my previous apartment but really wanted to experience the accomplishment of purchasing a property that I could call mine.  After months of researching many choices and finding the area that is in line with my preferences, I finally settled on an off-the-plan apartment in Milton. It has been the best decision I’ve ever made and here’s why: 

 

Location

The inner suburb of Milton can be found just 3 km west of Brisbane’s bustling Central Business District. It is right by the prominent Brisbane River and is known for having a mixture of commercial offices, retail warehouses and residential spaces. Some of the suburbs that are close by include South Brisbane, Brisbane CBD and Toowong. 

Set against flourishing attractions and amenities, everyone can get involved with all that’s happening at Milton. The Milton Markets are held every week with handicrafts, food stalls and live music. To unwind, I enjoy a game of tennis at the Roy Emerson Tennis Centre by Frew Park and spend time at Milton Park which is a great outdoor spot. On Douglas Street, there are a bunch of speciality stores lined up and the Milton Village Shopping Centre has medical services, fresh produce and quick eats. I like getting dinner with friends at the Arrivederci Pizza Restaurant or at the China Sea Milton Restaurant with outdoor seating. On the weekend, I like to get active with some rock climbing at Urban Climb Milton and catch sports games and events at the famous Suncorp Stadium. 

 

People

Next door to city conveniences and having a scenic environment, established families, singles and professionals have decided to get settled at Milton. During the 2021 Census, there were over 3100 residents making up the total population and more than 700 families. The median age is 30 years old and the 25 to 29-year-old age group is the most popular. For more, the Australian Bureau of Statistics has also counted close to 2 000 private dwellings.

Transport 

At the heart of town, the Milton Railway Station has 4 platforms that carry passengers along the Ipswich and Rosewood Line and the Springfield Line. There are also heaps of buses running throughout the area with stops at Milton Road and Haig Road. Operated by RiveryCity Ferries, the Milton Wharf is on Coronation Drive and has 2 platforms. 

To add, those travelling by car are directly linked to the Pacific Motorway. You’ll also find a few cycling paths around the nearby area. At Milton, everyone is able to access a number of public transport services for easy journeys.

Developments and Infrastructure

The Brisbane City Council are working towards delivering the Park Road, Milton Village Precinct Project. It is in line with the council’s commitment to creating a city of vibrant neighbourhoods and it will aim to revitalise Park Road through planning and improvements. The development is also centred on enhancing connections and safety, contributing to local economic growth and increasing the people’s sense of place. Based on the current timeline, construction is scheduled to be completed by the middle of 2023. 

 

Investor Insights 

In Milton, the gross rental yield for apartments is 4.8% and the median rent per week is $475. Meanwhile, houses have a lesser gross rental yield of 2.7% and a higher median rent of $680 per week. Looking back in the past 10 years, the median property price in the year 2012 was $479k and dropped to $463k in 2018. Currently, the median property price has reached $518k.
