I bought an investment property in Surfers Paradise. Here’s why:

Joel is a first time investor who just bought an off the plan apartment in Surfers Paradise.

Last year, I decided to invest in a property for the first time to add to my portfolio. I was already living at my current apartment but was excited to purchase a property I could call an investment. After months of researching for the best place and finding the area that fits what I want, I finally settled on an off-the-plan apartment in Surfers Paradise. It has been the best property decision I’ve ever made and here’s why: 

 

Location

Having vast surf beaches and a picturesque skyline, Surfers Paradise is located close to 4 km north-east from Gold Coast’s Central Business District. It is proudly recognised as one of the country’s most iconic holiday destinations and the ultimate tourism capital for the City of Gold Coast. A few of the surrounding suburbs are Main Beach, Broadbeach and Broadbeach Waters. 

Living up to its name, the coastal suburb of Surfers Paradise is the breathtaking escape that features the very best of the Sunshine State. During the day, I grab a delicious lunch right by the beach at the Soul Boardwalk Shopping Centre or at the Paradise Centre Shopping Centre. Cavill Avenue is the heart of the shopping and entertainment district and I can find branded stores and stylish outlets at the Cavill Shopping Centre. When catching up with friends, I enjoy visiting the Planet Chill Ice Skating Rink and the Surfers Paradise Mini Golf. I also like seeing the spectacular sunset views and city lights at the SkyPoint Observation Deck. For a vibrant nightlife, Orchid Avenue has upbeat rooftop venues, festive spaces, live bands and endless party events to get your weekend started. 

 

People

Embracing a friendly surf culture, the diverse and easygoing community has drawn around 26 400 residents comprising families with children, retirees and young professionals. According to the Australian Bureau of Statistics, there are 5 900 families and 19 000 private dwellings established at Surfers Paradise. Currently, most of the population belong to the 25 to 35-year-old age group and the median age is 42 years old.

Transport 

Whether you’re commuting to work or just travelling within the vicinity, there are multiple public transport options at Surfers Paradise to cater to your needs. At the corner of Clifford Street, the Surfers Paradise light rail station has 2 platforms heading north and south bound. Furthermore, the Surfers Paradise North Station is around 2 km away and brings additional services. You may also catch a bus with a few stops on Thomas Drive and a couple more at Ferny Avenue. 

For added convenience, the town is right between the Gold Coast Highway and Bundall Road for easy drives. You also have plenty of bike trails and walking pathways right by the beach.

Developments and Infrastructure

A huge focus of the City of Gold Coast Transport Strategy 2031 is to connect people and places with a range of safe transport options. The council had taken on the project of building a new section of the Gold Coast Oceanway to extend the network of walkways and bike paths. They are also looking forward to even more improvements and new ideas with the Surfers Paradise Business Centre Place Based Master Plan to be reviewed in 2025.

 

Investor Insights 

The weekly median rent for apartments at Surfers Paradise is $475 and the gross rental yield is 5.2%. When it comes to houses, the median rent per week is $870 and the gross rental yield is much lower at 2.2%. In the last 10 years, the median property price was $355k in 2012 and went up to $400k in 2018. The present median property price has moved up to $475k.
