I bought an investment property in Broadbeach. Here’s why:

Jane is a first-time home buyer and investor who just bought an off the plan apartment in Broadbeach. 

Last year, I decided to accomplish one of my life goals by buying my first investment property. Gold Coast has been booming in popularity for interstate migration so it is a prime area to invest in.  After months of researching different options and finding the best area to live in, I finally settled on an off-the-plan apartment in Broadbeach. It has been the best property decision I’ve ever made and here’s why: 

 

Location

The lively suburb of Broadbeach can be found just 6 km east from the heart of Gold Coast and around 4 km from the iconic Surfers Paradise. Bringing together sunshine, sandy beaches and a thriving community, it is the ideal place for all. Some of the suburbs nearby are Mermaid Beach, Broadbeach Waters and Main Beach. 

I think Broadbeach is the perfect place for everyone and where there is no shortage of fun activities. The Cascade Gardens is a short walk away and is a great setting to relax by the riverside. It also features rainforest walks, picnic areas and a sanctuary for wildlife. I like visiting the Pacific Fair Shopping Centre along Hooker Boulevard. It is filled with retail brands, department stores, boutiques and more. The beachfront complex Oasis Shopping Centre on Surf Parade is also nearby providing even more services. I like spending the day checking out the Art and Craft Markets at Kurrawa Park and relaxing by the shore on Kurrawa Beach. The Broadbeach Tavern hosts live music and is a fantastic place to have dinner with friends.

 

People

As a popular holiday destination surrounded by luxurious resorts and welcoming attractions, the area has brought tourists, interstate visitors, couples and families to settle in the neighbourhood. The Australian Bureau of Statistics has estimated a population of 6,800 residents in the 2021 Census and close to 5,900 private dwellings built. There are currently 1,600 families calling Broadbeach home and the median age is 46 years old.

Transport 

For public transport, commuters are able to rely on multiple services close by to ensure a smooth journey. There are multiple buses running with a few stops found along Surf Parade, Old Burleigh Road and more within the vicinity. The Broadbeach South light rail station is the southern terminus of the G:link light rail line and serves passengers with 2 light rail platforms and 2 bus platforms. The Broadbeach North light rail station is also available and allows direct access for travellers. 

Drivers can make use of the Gold Coast Highway for easy trips. There are also bike tracks at Pratten Park for cyclists. Being at a central location, residents are spoilt for choice.

Developments and Infrastructure

The Queensland Government had finalised the major works contract for Stage 3 of the Gold Coast light rail that travels from Broadbeach to Burleigh Heads. This particular stage is focused on delivering a 6.7 km extension with additional stations and trams and is also a big milestone for a project towards the 2032 Games. From these changes, local residents are able to look forward to shorter travel times, reduced traffic congestion and more employment opportunities. 

 

Investor Insights 

At Broadbeach, apartments have a gross rental yield of 3.5% and a weekly median rent of $500. In comparison, houses have a lower gross rental yield of 1.0% and $468 as the median rent per week. During the last 10 years, the median property price was $525k in 2012 and increased to $605k in the year 2018. Currently, the median property price has reached all the way up to $736k.
