5 ways to save when building your dream home

Affordability is at the forefront of every homebuyer’s agenda. The perfect build will cut site costs without cutting corners. There are few horrors like embarking on a dream project, only to get stung with hidden expenses. Due to a lack of foresight, planning and sourcing, home-builders often stumble into construction money-pits. The positive news is, if you know where to look, there are plenty of exciting opportunities to cut site costs and save! We have gathered 5 ways you can easily achieve this:

1. Land choice

All too often, homebuyers invest in property without considering the hidden costs involved. Land developers will cut the price of a block if they anticipate that additional works will be necessary to accommodate for a slope or an obscure lot-shape. While the upfront cost might seem reasonable, the expense of compensating for these variables can quickly add up. Before you commit to a piece of land, make sure that you have a solid understanding of how its features might inflate build-costs. This includes soil category, incline, and the regularity of the land.

2. Simplify the structure

Trim back those elaborate design ideas. Complex floor-plans do not add enough value to your home to justify significantly inflated construction prices. Streamlining and compacting your layout is the most effective means of cutting site costs. Simple, paired-back geometry such as the ‘box-shape’ is timeless and practical.

3. Get green

Ok, so this step might not reduce upfront site costs. But… we had to squeeze it in because passive design techniques and high-efficiency standards are unequivocally the best way to cut costs long-term. Aside from the obvious considerations of insulation and low-flow amenities, you should examine how the aspect and layout of the house could capitalize on the natural resources of your block.

4. Materials matter

To avoid ongoing maintenance costs, always opt for quality materials. However, quality and expense do not strictly correlate. There are small savings to be had everywhere. Consider switching your countertop material or opting for an equally aesthetic but economical tile. In doing so, be cautious not to compromise colour-palettes, texture, comfort and cohesion. If you have been pining for a specific feature-piece, splash out.

5. Reconsider that roof

Roofs can be a money-pit. In fact, they are one of the most expensive aspects of a home-build. Of course, you want a roof that is professionally installed using high-quality, durable materials. However, elaborate designs such as gabled or butterfly roofs could lead to a budget blow-out. Streamline your roof design. Without compromising kerb appeal, it will constitute a saving of up to $2000.
