Unlocking Value: Tips for Negotiating Off the Plan Property Prices

Unlocking Value: Tips for Negotiating Off the Plan Property Prices

Buying an Off the Plan property is a great way to get started as a property investor or first-home buyer. Aside from potential stamp duty savings, you're getting a new house or apartment in a desirable location. That also means fewer maintenance expenses in the short-term.

Unlocking the value of a new property comes from negotiating a great deal. But for Off the Plan properties, your approach should be different from other negotiations.

Begin with Research

Understanding the current market trends in your chosen area is key. Research comparable properties and units sold in the last year or two—both Off the Plan and established properties. This will give you a better idea of your bargaining position.

Negotiate More Than Price

Price is important, but timing could limit your ability to negotiate the price. You may have more leverage if the project is early in the sales stage. Developers are typically eager to generate momentum with initial sales, making them more responsive to price negotiations.

If the developer isn't prepared to negotiate on price, consider asking about upgrades to the finishes, fixtures, or even the appliances. You might be able to negotiate lower body corporate fees if you're looking at apartments.

Other Considerations

Pay close attention to the contract's sunset clause. This clause protects you if the project experiences major delays or doesn't reach completion. Ideally, negotiate a longer sunset period for safety, and ensure the clause also prevents the developer from cancelling the contract to resell the property at a higher price.

You should also look at the terms of the defects liability period. This outlines the builder's responsibility for rectifying defects found after settlement, and you might be able to negotiate some of the terms.

Strategies for Success

The best approach to negotiations is always professional and assertive. But be careful of appearing arrogant. Clearly state your desired outcome but respect the seller's position too. Don't feel pressured to fill conversational gaps after making an offer. Allow the seller to consider your proposal and respond; this could be acceptance, rejection, or a counteroffer.

It's essential that you set a realistic goal and have a non-negotiable "walk-away" price before you start negotiating. This can save you from making impulsive and emotional decisions under pressure. A verbal offer also carries little weight, so ensure that all offers are in writing.

Get Professional Help

Working with an experienced buyer's agent can be of great benefit. Especially if they specialise in Off the Plan purchases. They will have access to market data and other insights you don't have and can also guide you and advocate on your behalf.

For contracts, have a conveyancer or property lawyer review everything before you sign. They are essential in clarifying any complex terms or clauses.

Preparing and staying informed give you a powerful advantage. Negotiation is not just about the price. Be open to creative solutions and consider factors that affect the overall value of your investment. At iBuyNew, we can help you every step of the way. From finding the ideal Off the Plan property, right through to professional advice, negotiating, and settlement.
