Top 10 key essentials to a good apartment

Have you ever considered what makes a good apartment? Buyers, investors and tenants all have their own checklist of key points that they must investigate when deciding on an apartment and there are obvious factors such as the apartment size and price which plays a big part.

However, there are plenty of other key factors to consider, so we’ve put our heads together in the office and have come up with our top 10 key essentials that we believe make a good apartment.

1. Location

One of the most important factors that dictates whether an apartment is good or not is the location. You might find the nicest looking apartment, but if it is in the middle of nowhere with no amenities, facilities or transport options close by then it might not be a popular choice. Tenants prefer to be in walking distance of amenities and facilities so that they don’t have to drive everywhere and being close to a main road with frequent public transport options is always favourable.

2. Security/personal safety

Finding an apartment that is secure is on the top of many people’s priority lists, as well as living in a safe neighbourhood. It’s not a nice feeling living somewhere where you feel uneasy and are constantly looking over your shoulder. Newer apartments especially tend to have gates or doors that need to be swiped for access.

3. Noise pollution

Noise pollution can be irritating especially when you are looking for peace and quiet. Street traffic, communal areas or living under a flight path can all create a level of noise, and many people try to find apartments that are soundproof to an extent to deal with this excess noise or to block out noisy neighbours.

4. Parking

Even though many apartments tend to be in close proximity to public transport, many people still want to have secure parking for their car or have on-street parking for when they have visitors.

5. Apartment layout

Having a well-laid out apartment that flows is attractive to future buyers and tenants alike. Space should be well utilised and square shaped apartments are often more popular than long thin corridors. Having external areas like a terrace, courtyard or balcony also provides extra space for entertaining and leisure.

6. Storage

Extra storage facilities always make a nice added benefit and helps to de-clutter your apartment, but this storage facility must be secure and clean and not suffer from damp. Being easily accessible also helps.

7. Plenty of natural light and ventilation

Living in an apartment that offers plenty of natural light and good ventilation means that you will save on electricity costs by not having to turn the lights on all the time. Let’s face it – no one wants to live in a dark hole. Good ventilation also rids your apartment from any bad odours or odours within the building.

8. Temperature

Finding an apartment that stays cool in the summer and warm in the winter is important. Living in an apartment that feels like you are in a greenhouse that has just been watered is not fun. Likewise, coming home to an apartment that is freezing during winter is also unpleasant. Natural shading helps.

9. Pet friendly

With many people having a pet as part of the family, an apartment that is pet friendly is becoming ever more popular, especially as there is a limited supply of apartments that allow animals.

10. Living conditions

Damp walls, mould and general grime puts us off straight away. An apartment must be clean and well maintained and not suffer from damp or crumbling walls which can affect your health and general well-being. Being pest free is also a must.
